TENANT ADVICE

The Renting Homes (Fees etc.) (Wales) Act 2019 permits certain fees/ charges to be made where a tenant has defaulted on or breached their obligations under their Tenancy Agreement

Avoidable or purposeful damage to property would be chargeable to the invoice amount due, with no admin charge from the agent.

In the case of a breach of the terms of the tenancy by the Tenant, any avoidable damage to the property would be chargeable to the invoice amount due, with no administration charge from the agent.

The Tenant will be responsible to pay any call-out charges incurred as a result of the Tenant’s occupation such as ( lost keys, alarm codes), unless authorised either explicitly by the Landlord, or required to fulfil the Landlord’s repairing obligations.

The Tenant will be responsible for any call out charge relating to missed maintenance appointments due to the Tenant’s act or default. The amount of the charge will depend on the contractor, the tenant will be given an invoice from the contractor, payment should be made direct to the contractor, with no administration fees charged by the agent.

We qualify all prospective tenants before they are granted a tenancy. Once installed, property checks are carried out at regular intervals, to ensure the property is being cared for. Any maintenance issues can be coordinated by us if required, by utilising our usual contractors who are all suitably qualified professionals within their areas of expertise.

ENERGY PERFORMANCE CERTIFICATE

It is a legal requirement, that all property offered for sale or rent, has an up to date Energy Performance Certificate. We can advise/provide you with contact details of your local Energy Assessor who will advise you of the cost.
